A mixed-use development consisting of a basement with office accommodation up to sixth floor and a 35-story residential tower on the North-East quadrant.

The basement which is primarily used for plant and back of house services covers almost the entire footprint of the site with a secant piled wall supporting the perimeter. The ground floor slab covers the whole basement and the offices spring off this.

The office development on the lower six floors is divided into three blocks with an atrium and links between them in various locations.

The core of the tower is constructed using the slip form method, the floor slabs utilise traditional RC frame methods, and hybrid core construction for the other three cores.

Works included bulk excavation, substructure, and superstructure. There is also a large steel truss at sixth floor level transferring loads from one part of the tower into the structure below.
